A Cozy Corner of West, TX

Tucked away from the bustle of the main road, this charming home on Shook Street sits in a quiet, safe pocket of West where kids play outside and neighbors get to know each other. It's the kind of street where you don't think twice about leaving the door unlocked.

Just across the street is West Bretheren Church, and on Sunday mornings at ten o'clock, the church bells ring out over the neighborhood.

On still evenings, you might even catch the faint whistle of the train passing through town — the kind of sound that makes a place feel alive without disturbing the peace.

A block away stands the old high school, a landmark that gives the street a sense of history and rootedness that's hard to find.

When you're ready to venture out, Parkers Park is just an easy walk away, and downtown is well within reach on foot.

Shook Street is a hidden gem: unassuming, welcoming, and the kind of place that feels like home from the very first day.

A Few of My Favorite Things

These are my favorite things about this home that I am going to miss, dearly...

Image

The Light Play

The way the morning & afternoon light shine through different sides of the house, dance on the walls and floor, and warm up the space.

Image

Christmastime in the Great Room

The way the stockings hang by the fireplace and you can see the Christmas tree from the moment you walk in the front door.

Image

The Custom Sliding Bookcase Doors

This is something NO other home in this price range is going to have, and makes this 2/1 feel like a 3/1.

Image

The Giant Kitchen Island

It's truly the heart of the home and creates such a great space for entertaining and staging food for holidays and parties. Don't be surprised when everyone gathers here!

Image

The Outdoor Living Spaces

My favorite place to sit with my morning coffee and journal: in the side yard on the porch under the shade of the towering pecan tree.

Image

The Deep Soaker Tub

hours of relaxation have been spent here.

Q + A

Why Are You Selling?

It's time for our family's next adventure: RV life. We home school and own our own businesses, and this is something we have talked about doing for years. Finally, we realized that we would regret not taking the leap, and with our children growing up before our eyes, we had the unshakable feeling that it was now or never.

What's the Neighborhood Like?

Quiet! Depending on the direction of the wind, you'll hear the faint whistle of the train that goes through West. Because we are in a back corner of West, the streets aren't busy. The local police are friendly and circle the neighborhoods frequently. Our neighbors are friendly, also! On our evening walks when the weather is nice, there are many people doing the same or riding their golf carts, creating a very friendly atmosphere.

Why FSBO (For Sale By Owner)

We are downsizing to RV life! One of our goals is to pay off debt, and own our truck, and home-on-wheels outright - in cash! We have to retain as much equity as possible to do that, so a realtor fee just wasn't an option this time around. That being said, we are currently listed on MLS.

Who is This House Perfect For?

This house is perfect for a small growing family, or a couple who love to entertain. With 2 bedrooms, there is room for children to share, and that front room allows a space for guests or an office without losing any living space. If you value space for hosting events or holidays, then this is the perfect "little-big house" for you.

What Comes With the House?

1- All appliances, including washer and dryer.

2- The fire pit and chairs.

3- Open to selling furnished (less our personal, family heirlooms & sentimental items) for an added cost.

About The Sellers of The Shook Nook

Hi! We're the Gingerich Family: Daniel, Shelbye, Shiloh, Hazel, and Silver.

We bought this house in May of 2021 knowing that this was not our forever home. It was the LAST house available in West, and maybe the "brownest". Every surface was outdated and tired, covered in paneling and popcorn ceilings! We tore out failing sheetrock ceilings and installed new. Cleaned and sanded every wooden surface, then primed and painted for what felt like an eternity. We ripped out carpet that looked like it belonged in meemaw's church basement (and smelled like it, too...) We preserved the original hardwood floors that talk back when you walk on them. We took a property that appeared to have no yard space when we bought it, cleared it of the clutter, and built a sanctuary of outdoor spaces for you, your dog, your children, and your friends and family to gather.

It took 6 months of work for us just to get moved into our house after we bought it, and another 6 months of work to prepare it for you to be able to move right into it without lifting a finger!

We loved this home back to life over the 5 years we lived here, but mostly in the past 6 months as we worked our tails to make sure it was turnkey ... for YOU!

You might ask then, "why are you selling something you worked so hard on?"

We are a homeschooling, entrepreneurial family, and it's time for our new adventure: RV life!

Yup... We're selling The Shook Nook and downsizing to an RV so we can pay off debt, live simply, and travel as much as possible over the next couple of years with our kiddos while they are still young enough to think it's cool. ;) As much as we love this home and will be sad to say goodbye, It's time for us to stack memories with our children, and we hope that this home provides you the space to do the same (children or not)!

The advantage of us living here with kids for 5 years is that we have discovered all the frustrations, bottlenecks, and lack of storage, and over the past 6 months we have fixed all of those things for you. We've quite literally poured our love, prayers, blood, sweat, and tears into this home for whoever gets to call it "home" next. Just know, if that is you, we have been praying for you with every wall built, painted, and surface remodeled.

Can't wait for you to start your next adventure here in The Shook Nook.
